Start with benchmark estimates
The estimate is built from square footage, so enter Total Building SF first (required). Auto-fill sizes every line to it, then refine. Defaults to the U.S. national average; pick your city to localize.
Scope: this tool budgets renovation and construction costs only. It does not include the acquisition price, holding or carrying costs (financing, property taxes, insurance, utilities during the project), or selling and refinance costs. Pair it with the EGP deal analysis for full project returns.

Construction Schedule
Cost Actuals vs Budget
How this works. Phase durations are planning estimates derived from your renovation grade and project size, then sequenced into a typical construction schedule (mechanical rough-ins run in parallel, as do kitchens and baths). Edit any duration in weeks to match your contractor's schedule, set a project start date to generate the calendar, and log actual start/finish dates and costs as the job runs. Schedules overlap in practice; these are critical-path estimates, not a substitute for a contractor's project plan.
